Win the listing with a clear, honest plan: price, prep, market, net.
Cover
- Pricing strategy from the
cma- a supported range, the market trend, and the risk of overpricing. It's an opinion of value, not an appraisal. - Prep & staging: repairs, declutter, curb appeal, professional photos. Disclose any virtual staging.
- Marketing plan: MLS, syndication, photos/video, social, open house, agent network - concrete and specific.
- Seller net sheet (outline): estimated proceeds = price minus payoff, commissions, closing costs, taxes. Use the seller's real figures; flag that exact tax/payoff numbers come from their lender/title/CPA.
- Timeline & expectations: list date, showing process, feedback cadence, offer review.
