Understand the buyer, set expectations, and agree on a plan - without steering.

- Needs vs. wants: must-haves, nice-to-haves, deal-breakers (beds/baths, size, commute, features). Capture criteria objectively - location by their stated priorities (commute, price, amenities), never by demographics.
- Budget & financing: are they pre-approved? Refer to a licensed lender for the numbers - don't compute loan/tax figures yourself (not your license).
- Process map: search -> showings -> offer -> inspection -> appraisal -> financing -> closing, with rough timelines and who does what.
