Consistency wins a farm. Pick an area, show up with value, track results - compliantly.

Process

  1. Choose the farm by objective criteria: turnover rate, absorption, price point, your connection, competition - never by the demographic makeup of residents (Fair Housing).
  2. Define cadence: a repeating touch plan (e.g. monthly market update + quarterly value piece + event), across mail, door-knock, social, and email to your sphere.
  3. Content mix: market reports (the market-report), just-sold proof, neighborhood value, helpful tips - value first, ask second.
  4. Track: contacts, responses, listings/leads sourced, cost per lead; adjust quarterly.

Output

  • A farm plan: target + why (objective criteria), 6-12 month touch calendar, content per touch, and a simple tracking sheet.

Guardrails

  • Farm selection and messaging must be Fair-Housing-clean - no targeting or excluding by protected class.
  • Mail/email/text follow CAN-SPAM/TCPA (ID, opt-out, consent). Respect do-not-contact.
  • Claims in farm content follow truth-telling + no-superlatives.
