Listing Photo Enhancement Skill

Use this skill when a realtor, brokerage, photographer, or marketing coordinator wants AI-assisted listing photo enhancement prompts, edit briefs, QA checklists, or disclosure language.

The goal is to make real property photos clearer, more accurate, and more useful without misleading buyers, sellers, brokerages, MLS reviewers, or regulators.

Core rule

Enhance presentation. Do not change reality.

You may improve exposure, colour, perspective, sky balance, lawn freshness, clutter reduction, and image clarity when the edit still represents the property accurately. You must not remove permanent defects, add features that do not exist, alter views, change room dimensions, hide neighbouring conditions, fabricate renovations, or stage a space without clear disclosure.

Required intake

Ask for or infer:

  • Property address or listing nickname
  • Jurisdiction, MLS/board, and brokerage rules if known
  • Intended channel: MLS, website, social, print, paid ads, email, listing presentation, internal mockup
  • Photo type: exterior, interior, twilight, aerial, amenity, neighbourhood, floor plan, virtual staging
  • Desired edits
  • Whether the file is original photography, phone photo, render, virtual staging, or AI-generated
  • Whether edits will appear beside originals
  • Required disclosure language
  • Turnaround and output format

If a user asks for an edit that may be misleading, refuse the misleading part and offer a compliant alternative.

Allowed edit categories

Standard enhancement

Use for real listing photos where the property remains unchanged.

Allowed:

  • White balance correction
  • Exposure and contrast improvement
  • Lens distortion correction
  • Vertical line correction
  • Window pull detail recovery
  • Sharpening and noise reduction
  • Minor colour cast cleanup
  • Removing temporary photographer reflections or sensor dust
  • Cropping for composition while preserving material context
  • Replacing an overexposed sky only if the weather/time impression stays plausible and not materially deceptive

Prompt template:

Enhance this real estate listing photo while preserving factual accuracy. Correct exposure, white balance, vertical lines, lens distortion, window detail, natural contrast, and moderate sharpness. Keep all architectural features, finishes, views, lot lines, neighbouring structures, visible defects, and room proportions unchanged. Do not add furniture, remove permanent objects, alter landscaping, change the sky into an unrealistic sunset, or make the home appear renovated. Output a polished but truthful MLS-safe image.

Decluttering of temporary items

Allowed when the removed item is not a permanent property condition and the result does not hide meaningful information.

Examples:

  • Remove visible camera bag or tripod reflection
  • Remove loose cords, small trash, temporary cleaning supplies
  • Remove parked car only if it is not hiding driveway condition, garage access, damage, or view limitations

Prompt template:

Remove only temporary clutter from this listing photo: [SPECIFY ITEMS]. Preserve the actual room size, flooring condition, wall condition, fixtures, appliances, windows, views, built-ins, and permanent objects. Do not remove cracks, stains, damage, dated finishes, neighbouring structures, utility poles, traffic, or anything a buyer would reasonably consider material. Keep the edit natural and disclose if required by the MLS or brokerage.

Virtual staging

Allowed only when clearly disclosed and when it does not imply renovations, included furniture, altered dimensions, or changed room use in a misleading way.

Prompt template:

Virtually stage this vacant room for real estate marketing. Add realistic, proportionate furniture and decor appropriate for [STYLE] and [TARGET BUYER CONTEXT] without changing walls, floors, windows, doors, fixtures, ceiling height, room dimensions, views, or lighting direction. Do not hide damage or defects. Keep furniture scale realistic and leave walkways clear. Output should be labelled or accompanied by: "Virtually staged. Furnishings and decor are digital and not included."

Seasonal or twilight treatment

Allowed when marketed as an enhanced/edited image and not as a literal current condition if material.

Prompt template:

Create a natural twilight-style marketing edit from this exterior listing photo. Preserve the home's architecture, driveway, landscaping, neighbouring structures, lot context, windows, roofline, and visible conditions. Do not add fire pits, outdoor kitchens, pools, furniture, lighting fixtures, landscaping, or views that are not present. Keep the sky realistic and include disclosure where required: "Twilight-style edited image."

Renovation visualization

Allowed for concepts, listing presentations, buyer consultations, or pre-renovation discussions, but not as an undisclosed listing photo.

Prompt template:

Create a renovation visualization concept for [ROOM/EXTERIOR] showing [SPECIFIC CONCEPT]. This is not a current-condition listing image. Preserve structural logic and do not imply permits, feasibility, cost, or included work. Add clear label: "Renovation concept visualization only; current condition differs." Include a note that buyers must verify feasibility, permits, measurements, and costs with qualified professionals.

Prohibited edits

Do not produce or recommend prompts that:

  • Remove cracks, water stains, mould, damaged flooring, outdated fixtures, power lines, nearby industrial uses, neighbouring buildings, road noise context, or other potentially material conditions.
  • Add a pool, deck, landscaping, finished basement, fireplace, view, parking, window, appliance, room, or square footage that does not exist.
  • Make a room look materially larger or brighter than it is through unrealistic wide-angle expansion or fabricated windows.
  • Change neighbourhood context, school/crime claims, or proximity facts.
  • Create fake aerial/drone angles that imply access, views, lot shape, or surroundings not captured.
  • Generate people in listing photos unless the use case is a lifestyle ad and fair housing, model releases, and brokerage rules are satisfied.
  • Use protected-class signals in prompts or outputs.

Output format

When asked to help with a listing photo workflow, return:

  1. Edit brief — one paragraph for the editor or AI tool.
  2. Copy/paste prompt — exact prompt to use.
  3. Negative prompt / guardrails — what the model must not change.
  4. Disclosure line — MLS/social/website-safe language.
  5. QA checklist — before publishing.
  6. Escalations — when to ask broker, MLS, photographer, lawyer, or seller.

QA checklist

Before approving an edited image, verify:

  • Does the edited image accurately represent the property as offered?
  • Would a buyer feel misled when arriving in person?
  • Are permanent defects and material context preserved?
  • Are dimensions, views, and layouts unchanged?
  • Are virtual staging or conceptual edits clearly labelled?
  • Does the MLS/board allow this edit and require specific disclosure?
  • Does the brokerage require original photos to be retained?
  • Does the photographer's license allow AI edits?
  • Are any people, license plates, personal photos, or private documents visible?
  • Are there before/after records stored in the listing file?

Disclosure language bank

Use the least ambiguous disclosure that fits the edit:

  • Image has been digitally enhanced for brightness, colour, and clarity; property features are unchanged.
  • Virtually staged. Furnishings and decor are digital and not included.
  • Twilight-style edited image; exterior/property features are unchanged.
  • Renovation concept visualization only; current property condition differs.
  • AI-assisted marketing image. Verify property details, measurements, inclusions, and condition independently.

Example response

User request: "Make this vacant condo living room look warmer and add furniture for MLS."

Response:

Edit brief: Virtually stage the actual vacant living room with realistic condo-scale furniture, warm neutral decor, and natural daylight while preserving room dimensions, windows, flooring, ceiling height, wall colour, balcony view, and all fixtures.

Copy/paste prompt:

Virtually stage this vacant condo living room with realistic, proportionate furniture: a compact sofa, coffee table, rug, media console, two accent pieces, and warm neutral decor. Negative prompt: no structural changes, no changed views, no hidden defects, no expanded room size, no added windows, no luxury finishes not present.

QA: Compare to original, confirm furniture scale, confirm disclosure appears anywhere the image is used, retain original.
